Comp Sets
A benchmark is only meaningful if the parks behind it run like yours. This is how OHR assembles that group, who you can see inside it, and how it evolves as the market around you grows.
What a comp set is
Your comp set is the group of parks you are measured against. It is assembled from the OHR Park Dimensions to find parks that operate like yours. The more alike they are, the more meaningful the comparison.
Comp sets require enough parks to be meaningful which is why OHR uses a funnel to narrow down your park to a meaningful group without creating compsets that are too small to be useful. The funnel is built from the top down, starting with broad averages and narrowing down to the parks that operate most like yours. As more parks join OHR, the comp sets that are avalible become more precise.
How the funnel works
Comp sets are built as a funnel. Every step adds one condition to the step above it, so the group can only get smaller and more like your park as you move down.

Named & Anonymous Parks
Some parks provide data anonymously, while full OHR members provide their names and dimensions.
OHR Members
Name & Profile
Operators who join OHR opt in to sharing their park name and profile with other members. In return they can see the names and profiles of parks they are measured against.
This is reciprocal by design. A park you can see in your set can see you in theirs.
Anonymous Parks
No Name, Full Profile
Some parks reach OHR through platform partners with their details made anonymous. These are parks that are not in the OHR system yet, but still contribute to benchmarks so that you can see how your park performs against the market. They are included in your comp set, but their identity is hidden from you.
In both cases, OHR only shows aggregated performance data. You will never see the individual performance of another park, or any operational details that could identify them.
Comp sets change over time
We ingest data from your property management system every day, and we update comp sets as new parks join OHR, or as your park changes. This means that your comp set can change over time.
Monthly reports are always based on the comp set that was active at the time of the report. If your comp set changes, your report will not change retroactively. You will always be able to see how your park performed against the comp set that was active at the time of the report.
Choosing your own comparison
Fully participating OHR members can choose to compare their park against a selected group of parks. This is a more dynamic comparison that allows you to see how your park performs against a specific group of parks that you choose.
