How we build benchmarks

We want to give you the most accurate, relevant, and actionable benchmarks possible. To do that, we define our metrics clearly, measure them consistently, and protect the privacy of every park that contributes data.

Park KPIS

Your Park Metrics

OHR benchmarks are built from three core metrics: occupancy, ADR, and RevPAS. These measurements are the foundation of park performance as they capture the share of inventory sold, the average rate earned, and the revenue generated per available site night.

  • Occupancy

    Occupied Site Nights / Available Site Nights

    The percentage of sellable inventory that was actually filled. Tells you how full your park ran relative to its true capacity.

  • Average Daily Rate (ADR)

    Earned Accommodation Revenue / Occupied Site Nights

    What a filled sites earn on average. Tells you what you are actually earning per night you sell.

  • RevPAS

    Earned Accommodation Revenue / Available Site Nights

    Revenue per available site night — Captures both pricing performance and occupancy performance in a single number.

What makes a park comparable

Park Dimensions are the traits that define what kind of park you run. They measure aspects of your park that help us find other parks that run like yours, so you can compare performance with parks that share your operating model.

Comp sets

Who you are measured against

A Comp Set is a group of properties that line up closely with yours. We build these comp sets based on several park dimensions so that you get a fair comparison of your park's performance against others that operate like you do.

  • Quality Matches

    Your park is matched with the the clossible possible peers, based on several park dimensions.

  • Privacy Protected

    Operators who join OHR share their park name and profile with each other, but individual performance data is always protected.

  • Always Improving

    As more parks join OHR, comp sets are rebuilt to reflect the most relevant peers. The more parks that participate, the better your benchmarks become.

Visibility & privacy

You see the market, not the park

Operators can see the which parks around exist in their comp set, and the aggregated averages of those parks. But never the individual performance of any other park.

Data aggregation

Daily data from PMS partners

OHR reads reservation and park data directly from our verified PMS partners on a daily basis. This means that your benchmarks are always built from the most recent data, and you can trust that the numbers are accurate.
